Preparing Your Home

It's important to prepare it properly to make the best impression on potential buyers. This involves cleaning, decluttering, making necessary repairs and maintenance, and staging your home. During our listing consultation at your home we will discuss how to best present your property.

STEP THREE:
Determine Value

Determining your home's value is one of the most important steps in selling your home. Pricing it too high can lead to it sitting on the market for too long, while pricing it too low can mean leaving money on the table.  I will customize a CMA that will take into consideration all of your home's unique features & upgrades.

STEP FOUR: 

Market & Sell it!

The photos, videos & marketing of your home directly influence whether or not a potential buyer will schedule a showing of your home or not. It is crucial that we market your home strategically showcasing the best qualities and features.

FAQs

How much does it cost to sell my home with a realtor? The typical commission to sell your home with an agent is 6% (split with the buyer agent). The commission fee is negotiable.

How long does it take to close on the sale of my home? After you have accepted an offer from a buyer. It will typically take 30-45 days to close.

Will I have to make repairs? Depends... do you want to? In North Carolina, sellers are under NO obligation to make repairs to the home & all homes are sold as-is. However, move in ready homes sell faster! So if you need to fix a thing or two to sell your home for top dollar, its worth considering.

How long does will it take to sell my home? Current market conditions will dictate that. While I'd love to be able to give you a concrete answer, I can only give you an estimate. Expect it to take at least 30-90 days. However, it's always my goal to get my listings under contract as soon as possible.
