Given the rapid changes in the market, it's crucial to be ready to make an offer if you find a home you like. This approach helps streamline the process and ensures we're prepared to act quickly when we find the right home for you.

Can you show me homes and show me around the city when I visit the Charlotte area?
My business is dedicated to working with buyers who are pre-approved and prepared to make an offer within the next 45 days. I do not offer "tour" services for prospective buyers to familiarize themselves with the city. I encourage you to explore the area independently, conduct thorough research, and ask plenty of questions to get to know the community before making your move. If you need any specific information or have questions about the local market, feel free to reach out!
To make your home search more efficient, it's important to first explore Charlotte on your own to see the different neighborhoods, explore what Charlotte has to offer and find the area that suit your lifestyle. Viewing homes too early is counterproductive, as listings are not likely to be available in 30 days. Once you have identified the areas you are interested in, I can step in to provide detailed insights on neighborhoods, homes, and answer any questions you have to help you make an informed purchase. Understanding your preferred location first ensures you’ll be ready to act quickly when the right home becomes available.

I'm considering buying new construction, how should I make plan to purchase?
Know your timeline. When do you need to be in the home? If you have your eye on a certain community, what is the build time? Are your finances in order? When does your lease end? Do you have a home to sell?

I saw a community I like on the internet, should I fill out the form for more info?
No. Do not fill out anything on a builders website. If you do this, they will likely not pay your real estate agent to represent you because they had "first substantial contact". Contact your agent to have them gather the info for you.
Per National Association of REALTORS: Buyers are REQUIRED to sign a written Buyer Agency Agreement BEFORE touring a home.
I do NOT show homes to buyers who are not pre-approved, have not submitted a pre-approval letter and are not actively ready to place an offer on a home within the next 30-45 days.
At this time I only offer Exclusive Buyer Agency. Unfortunately, I do NOT show homes to buyers who have not been pre-approved by a mortgage lender.
This means that you, the Buyer, do not have a buyer representation agreement with any other real estate firm or REALTOR.
NOTE: Buyer understands and acknowledges that there is the potential for a conflict of interest generated by a percentage of price based fee for representing Buyer. The amount, format or rate of real estate commission is not fixed by law, but is set by each broker individually, and may be negotiable between Buyer and Firm. Noire Group does not offer $/% of seller offered buyer agent commission toward buyer closing costs or agent rebates.
