VIEWING ONE PROPERTY:
If you’re interested in seeing one specific property, we’ll need to complete a Property Touring Agreement (for just this one home) before I can show the home.
The Property Touring Agreement is sent via Dotloop to e-sign

This is also a great opportunity for us to see if we’re a good fit. It’s important that you like and trust the agent guiding you through the process.
VIEWING MULTIPLE PROPERTIES:
If you are at this stage you are ready to start the home buying process and we’ll need to take a more complete approach so I can represent you properly.
Step 1: Buyer Consultation
We’ll discuss your needs, timeline, budget, preferred areas, financing, and what you’re looking for in a home.
Step 2: Pre-Approval or Proof of Funds
Before touring multiple homes, you’ll need a mortgage pre-approval or proof of funds if you’re purchasing cash. This helps us focus only on homes that are realistic options.
Step 3: Buyer Agency Agreement + Retainer Fee
If you’d like my guidance and representation beyond one specific property, the next step would be completing the Buyer Agency Agreement and submitting the required retainer fee so representation can officially begin. ( Retainer FAQ Sheet )
The retainer is credited toward your buyer agent compensation at closing. If you do not complete a purchase, the retainer is retained by the Firm for services already rendered.
Step 4: Start Touring Homes
Once your consultation, pre-approval, Buyer Agency Agreement and retainer are complete, we’ll start scheduling private home tours.
At this stage, touring should be intentional:

You are prepared to submit an offer if you find the right home.

If you’re not ready to make an offer, it may be too early to hire a Realtor and schedule private showings.
Instead, focus on:

Attending open houses

Researching neighborhoods

Strengthening your financial preparation (if needed)

During this time, do NOT register or sign up on new construction websites for more info or “self-tour”. This will allow the builder to not pay your agent for you when you are ready to purchase because they had “first substantial contact”.

Transition to private tours & representation when your home-buying timeline becomes more active.
