Once we find the right home, I evaluate the price, condition, location, and resale potential before structuring a competitive offer. North Carolina contracts can include due diligence and earnest money deposits, so every term, deadline, and dollar must be considered before you sign—not after emotions take over.

Under contract, we move with purpose through inspections, repair negotiations, financing, appraisal, and final preparations. Your closing attorney completes the legal closing process, but I remain involved through the final walkthrough, document review, and transfer of the keys—protecting your interests from consultation to closing.

From consultation to closing

The home-buying process typically takes 30–45 days once you are under contract. It begins with a consultation and mortgage pre-approval, followed by the home search, property tours, and offer preparation.

After your offer is accepted, the due diligence period begins. During this time, inspections, repair negotiations, appraisal, financing, title work, and attorney review are completed.

Before closing, we complete a final walkthrough to confirm the home’s condition. You will then sign your closing documents, complete the transfer of funds, and receive the keys once the transaction is officially recorded.
